Floor selection is one of those decisions that buyers spend surprisingly little time while buying an apartment given how much it affects day-to-day living. Most people default to whatever is available, or let price sensitivity push them toward a floor without thinking through what they are actually trading off.
There is a rough logic that most buyers carry: ground floors feel unsafe, top floors are expensive and have maintenance issues, so somewhere in the middle is fine. That logic is not wrong exactly, but it undersells what the middle floors, particularly the 5th and 6th in a building of ten to fifteen storeys, actually offer.
What Lower Floors Give Up
The first three floors of any building come with a price discount for reasons that buyers quickly discover after moving in.
Street noise travels up and reaches the lower floors more consistently than most buyers anticipate. Why the 5th and 6th Floors Hit the Sweet Spot

The difference between the 5th and the 12th is considerably less pronounced.

Privacy is substantially better than the lower floors without requiring the full premium of the upper floors.
Lift dependency is manageable. If a lift outage happens, five or six floors are a physical inconvenience rather than a hardship. For families with elderly members or young children, this is a genuine practical consideration that the upper floors cannot accommodate the same way.
The price difference between the 5th floor and the 10th or 12th floor in most Mohali residential projects is meaningful. Buyers are effectively getting most of the lifestyle benefits of height while paying measurably less and avoiding the practical vulnerabilities that come with being at the top.
What Actually Matters More Than Floor Number
Orientation matters more than floor in most cases. A 5th floor flat on the east side of a building that receives morning sun is more liveable than a 10th floor flat permanently in the shadow of a taller neighbouring tower. The direction the main windows face, and what they face, is worth asking about specifically.
Internal position within the floor also matters. Corner flats on mid floors typically offer better cross ventilation and light from two sides, which affects daily comfort significantly.
